Purchasing an apartment to rent out to other tourists is best way to gain a regular income.  If you want a place to stay while vacationing in Cyprus then you can use your apartment, and then rent it out to others when you are not there.  Many tourists will use their apartment during the winter months to get away, and then they will lease it out to vacationers in the summer.  If you have intentions of selling the apartment after you purchase it, then you may want to consider renting the apartment out while it is on the market to be sold.  While you may have luck by selling it right away, this is typically not the case.  You can still gain a regular income from the rental process up until the final closing date.  If you decide to rent it out, you may want to sign up with management company.  They will take care of the cleaning, renovations or repairs and they will also rent it out for you.  This way, you will not have to worry with the upkeep while you are out of the country. 

If you are on a tight budget, then you may find that an apartment purchase is much cheaper than a villa or vacation home.  A standard studio apartment usually sells for 25,000 sterling pounds.  If you purchase an apartment that needs many renovations then the price will be much cheaper.  However, you can spend 70,000 sterling pounds and receive a penthouse apartment that has a private patio.  The prices of the apartments vary from location to location.  Upon researching, you may find that the prices for apartments are cheaper in Northern Cyprus than in the Southern area due to the fact that the property in Northern Cyprus is newer to the property market.  The prices listed for property in Cyprus are much more affordable than those in other Mediterranean countries. 

While you can travel to Cyprus and search for apartments on your own, it may be easier to hire a real estate agent.  You can typically find one online and they can view some of the apartments for you without you having to make the trip for something you would not be interested in.  Make sure the agent that you choose is very respected in the Cyprus community and that they have a strong background of recommendations.  It will be easier to travel to Cyprus and view all of the apartments that they have available.  The agent will first sit down with you and find out what type of apartment you are looking for.  It will help narrow down the options of apartments available so that you do not have to choose from so many different locations.


 


 



 




 

Hiring a lawyer:

You may also want to hire a lawyer so that they can look over all of the legal aspects of the paperwork.  If you already have a family lawyer in your home country, it is a better idea to hire one in Cyprus as well.  The Cypriot lawyer will have a better understanding about the legal system in Cyprus and they will be able to be present with you at the closing.  The lawyer can also finalize all of the paperwork for the purchase.  If you would rather that they are the ones to negotiate the purchase price with the owners instead of the agent, then you can request it.  The lawyer also has to submit an application for you to the Council of Ministry so that the deed can be placed into your name.
